CONDITION AND VALUE
What Is a Level 2 Survey and Valuation?
The service includes the same visual, non-invasive inspection used for an RICS Level 2 Home Survey, together with a valuation prepared for the client.
The survey reports significant defects, maintenance matters and risks in accessible parts of a conventional residential property, using clear condition ratings.
The valuation is an opinion of market value at the inspection date. It is distinct from a mortgage valuation undertaken for a lender and is provided for your own use.
WHAT THE SERVICE COVERS
Inspection and Valuation
The report brings together observations on condition with relevant valuation considerations.
External elements
A visual inspection of accessible roofs, walls, windows, doors, chimneys and rainwater goods.
Internal elements
Accessible roof spaces, floors, walls, ceilings, joinery, kitchens, bathrooms and visible finishes are considered.
Services
Visible parts of services are observed, but systems are not tested and specialist checks may be recommended.
Grounds and boundaries
Accessible permanent outbuildings, site features, boundaries and matters affecting the property are considered.
Condition ratings
Significant defects and risks are prioritised using the RICS traffic-light condition rating system.
Market valuation
An opinion of market value is provided with relevant assumptions and context set out in the report.
WHEN IT IS APPROPRIATE
Suitable for many conventional homes
A Level 2 Survey and Valuation will often suit:
✓ Houses, bungalows and flats of standard construction
✓ Properties that appear generally to be in reasonable condition
✓ Buyers who want condition advice and their own valuation in one report
✓ Purchases where reassurance about the agreed price would be useful
IMPORTANT LIMITATIONS
A focused, visual inspection
The inspection does not involve opening up the building fabric, lifting fixed floor coverings or moving heavy furniture. Concealed areas cannot be reported on unless there are visible signs of a problem.
It may not be suitable for older, unusually constructed, extensively altered or visibly deteriorated property. A Level 3 survey may be more appropriate. The valuation is not a mortgage valuation for a lender.
WHAT YOU RECEIVE
A clear RICS report for your decision
You receive a written Level 2 Home Survey report describing the property's condition and highlighting matters that may require attention or further investigation.
The report includes an opinion of market value, with the basis, assumptions and any relevant limitations explained.
The findings are intended to support your purchase decision and help you raise informed questions before committing.
