CLEAR, PRACTICAL ADVICE

What Is an RICS Level 2 Home Survey?

A Level 2 Home Survey is intended for conventional residential properties that are generally in reasonable condition. It provides a concise overview of the property and any matters that could affect your purchase.

The inspection is visual and considers accessible parts of the building. It identifies significant defects, maintenance requirements and potential risks, helping you understand where repairs or further advice may be needed.

Findings are presented in a clear reporting format using the RICS traffic-light condition rating system, so important issues can be recognised and prioritised easily.

THE INSPECTION

What Does the Survey Include?

The survey considers the main accessible elements of the property and records relevant defects, condition concerns and maintenance observations.

Roof coverings and chimneys

A visual assessment of accessible roof coverings, flashings, chimney stacks and associated details for signs of damage, deterioration or maintenance needs.

External walls

Inspection of visible wall surfaces, finishes and construction, noting cracking, movement, damp-related concerns and defects where apparent.

Rainwater goods

Visible gutters, downpipes and discharge arrangements are considered for condition, leakage, blockage and adequacy.

Windows and doors

Accessible windows and external doors are reviewed for their general condition, operation and signs of decay, damage or failed components.

Accessible roof spaces

Where safe access is available, the roof structure, insulation and visible signs of water penetration, condensation or timber defects are considered.

Internal walls, ceilings and floors

Visible internal surfaces are inspected for cracking, dampness, distortion, damage and other indications of defects.

Kitchens and bathrooms

Fixtures, fittings and visible finishes are reviewed at a general level, including signs of leakage, deterioration and ventilation concerns.

Services — visual observations only

Accessible parts of services are observed visually, without specialist testing. Further investigation may be recommended where concerns are identified.

Grounds and outbuildings

Relevant visible features within the property boundary, including paths, boundaries, drainage indications and permanent outbuildings, are considered.

YOUR REPORT

Understanding Your Survey Report

The RICS condition ratings provide a simple, consistent way to understand the condition of each element and the priority of any action required.

CONDITION RATING 1 — GREEN

No repair currently needed

The element is in satisfactory condition. Normal maintenance should continue.

CONDITION RATING 2 — AMBER

Repair or replacement required

Defects require repair or replacement, but they are not considered serious or urgent.

CONDITION RATING 3 — RED

Urgent attention required

Serious defects or issues require urgent repair, replacement or further investigation.

The report may also identify matters for your legal adviser to investigate or recommend specialist inspections where further information is needed.

CHOOSING THE RIGHT SURVEY

Is a Level 2 Survey Right for You?

A Level 2 Home Survey will often be suitable for:

✓ Traditionally constructed houses and bungalows

✓ Conventional flats and maisonettes

✓ Properties of standard construction

✓ Properties generally in reasonable condition

✓ Homes without significant structural concerns or extensive alterations

WHEN TO CONSIDER LEVEL 3

Some properties need a more detailed inspection

An older, substantially altered, unusually constructed or visibly deteriorated property may be better suited to an RICS Level 3 Home Survey. We can help you choose the most appropriate survey before you instruct us.
