PROPERTY VALUATIONS
Help to Buy Property Valuations
Subject to Scheme Requirements
Some Help to Buy equity-loan transactions require an independent property valuation before a repayment, redemption or other permitted change can proceed.
Requirements depend on the applicable scheme and current rules. We will need to confirm the scheme, transaction and instructions before agreeing the valuation.

THE PURPOSE
A Valuation for an Equity-Loan Transaction
A Help to Buy valuation may be requested to establish the current market value of a property for a transaction involving an equity loan.
The valuation's format, inspection date, report wording and validity requirements may be prescribed by the relevant scheme administrator and can change over time.
We do not assume that every property or transaction falls within the same scheme. Eligibility and the correct process should be confirmed with the scheme administrator or your legal adviser.
WHEN IT MAY BE REQUIRED
Check the Scheme Before Instructing
A valuation may be requested in connection with:
✓ Full repayment or redemption of an equity loan
✓ Partial repayment, sometimes described as staircasing
✓ A sale, transfer or other transaction covered by the applicable scheme
✓ A request from the scheme administrator or acting solicitor
SCHEME REQUIREMENTS
Confirmation Is Needed First
Please provide the scheme name, administrator's current valuation instructions, property address, transaction type and any relevant deadlines or documentation.
Acceptance criteria and report requirements depend on the applicable scheme and current rules. We cannot promise eligibility, acceptance or that we undertake work for a particular scheme until the instruction has been checked.
THE VALUATION PROCESS
A Scheme-Specific Instruction
The applicable requirements are reviewed before the property is valued.
01
Check the scheme
We review the scheme, transaction type and current valuation instructions supplied by the client.
02
Confirm the scope
The instructing party, property, inspection arrangements and report requirements are agreed.
03
Inspect and value
The property is inspected and relevant current market evidence is analysed.
04
Provide the report
The written valuation is prepared in the required form where the instruction can be accepted.
WHAT YOU RECEIVE
A Written Market Valuation
Where we can accept the instruction, you receive a written valuation identifying the property and opinion of current market value for the agreed purpose.
The report records its basis, inspection details, assumptions and relevant limitations, together with any scheme-specific content agreed at instruction.
The valuation does not itself approve the transaction. The scheme administrator and your legal or financial advisers control the wider process.
