RESIDENTIAL PROPERTY SURVEYS

RICS Level 3 Home Survey

Detailed Building Survey

Some homes need a more detailed investigation than a Level 2 survey can provide, particularly where age, construction, alteration or condition creates additional complexity.

An RICS Level 3 Home Survey provides an in-depth visual assessment, with fuller discussion of defects, likely causes, consequences and appropriate next steps.

DETAILED PROPERTY ADVICE

What Is an RICS Level 3 Home Survey?

A Level 3 Home Survey is the most detailed level of RICS home survey. It is intended for properties where a comprehensive appraisal of condition is appropriate.

The inspection remains non-invasive but is more extensive in scope and reporting detail. Accessible parts of the building and grounds are considered in the context of the property's age, construction and condition.

The report explains significant defects, likely causes and implications, and may recommend repairs, maintenance or further specialist investigation where evidence justifies it.

WHAT THE INSPECTION COVERS

A more comprehensive assessment

The survey considers the main building elements and explains how identified issues may affect the property.

Structure and movement

Visible signs of movement, distortion, cracking and structural concern are considered in context.

Roof and exterior

Accessible roofs, chimneys, walls, openings, rainwater goods and external finishes receive detailed visual consideration.

Interior and roof spaces

Accessible rooms, floors, walls, ceilings, joinery and roof spaces are inspected and described.

Damp and decay

Visible evidence of moisture, timber decay and related defects is assessed, with likely causes discussed where possible.

Services and site

Visible services, drainage indicators, grounds, boundaries and permanent outbuildings are considered, without specialist testing.

Repair priorities

The report discusses consequences, priorities and appropriate further investigations or repair advice where needed.

WHEN IT IS APPROPRIATE

For older or more complex property

A Level 3 Home Survey is often appropriate for:

✓ Older, historic or period houses

✓ Properties of unusual or non-standard construction

✓ Buildings that are extensively altered, extended or visibly deteriorated

✓ Homes where major renovation or significant defects are anticipated

IMPORTANT LIMITATIONS

Detailed does not mean destructive

The inspection is visual and non-invasive. The surveyor does not open up concealed construction, lift fixed finishes or test building services. Access, safety and occupancy can limit what can be inspected.

Specialist investigation may still be required for matters such as electrical systems, heating, drainage, contamination, invasive timber inspection or structural calculations. A valuation is not included unless separately agreed.

WHAT YOU RECEIVE

A detailed written assessment

You receive an RICS Level 3 Home Survey report describing the construction and condition of the property in greater depth.

Significant defects are explained with likely causes and consequences, alongside advice on repair priorities, maintenance and further investigation where appropriate.

The report is designed to support an informed purchase and help you plan discussions with your legal adviser, contractors or relevant specialists.
