RESIDENTIAL PROPERTY SURVEYS

New Build Snagging Survey

Independent Defect Inspection

A newly built home can still contain defects, incomplete work or finishes that do not meet a reasonable standard.

A snagging survey provides an independent visual inspection focused on identifying items that you can raise with the developer or builder.

A PRACTICAL DEFECT LIST

What Is a New Build Snagging Survey?

A snagging survey is a targeted inspection of a newly completed residential property. It records visible defects, incomplete work and workmanship issues present at the time of inspection.

The inspection considers accessible internal and external areas, fixtures and finishes. Its focus is different from a Level 2 or Level 3 Home Survey and it is not a valuation.

The resulting schedule gives you a clear basis for discussing remedial items with the developer, subject to your purchase contract and any applicable warranty arrangements.

WHAT THE INSPECTION COVERS

Visible defects and incomplete work

The inspection focuses on accessible areas and the standard and completion of visible work.

External finishes

Visible walls, roofs from accessible viewpoints, windows, doors, seals, drainage details and external finishes.

Internal finishes

Walls, ceilings, floors, decoration, joinery and visible signs of damage, poor finishing or incomplete work.

Doors and windows

Operation, alignment, visible defects, ironmongery, glazing condition and sealant details where accessible.

Kitchens and bathrooms

Visible installation and finishes to fitted units, sanitary fittings, tiles, sealants and associated workmanship.

Fixtures and fittings

Accessible fitted items are visually checked for obvious damage, poor alignment or incomplete installation.

External areas

Accessible paths, drives, gardens, boundaries and drainage features forming part of the property are considered.

WHEN IT IS APPROPRIATE

For recently completed homes

A snagging survey may be appropriate:

✓ Before legal completion, where access is permitted

✓ Around handover or shortly after moving into a new home

✓ Before a developer's defect reporting period ends

✓ When you want an independent record of visible snagging items

IMPORTANT LIMITATIONS

A visual inspection, not a warranty audit

The inspection is non-invasive and does not test services, verify compliance with every drawing or specification, or certify compliance with Building Regulations or warranty standards.

Concealed construction cannot be assessed. Access restrictions, occupied rooms and incomplete areas may limit inspection. Responsibility for remedial work depends on your contract, developer and warranty provider.

WHAT YOU RECEIVE

A clear schedule to raise with the developer

You receive a written schedule of visible snagging items identified during the inspection, organised so that points can be located and understood.

The schedule can support your discussions with the developer or builder about remedial work, but it does not guarantee that the developer will accept or rectify every item.

Where an issue appears to require specialist testing or further investigation, that recommendation can be recorded.
