THE PURPOSE
Valuation Evidence for Inheritance Tax Work
An inheritance tax property valuation provides an opinion of market value at the relevant date, for use within the estate's tax calculations.
The property valuation is one part of the wider inheritance tax process. Executors and advisers remain responsible for the estate return, reliefs, exemptions and other tax decisions.
Unlike a general probate overview, this instruction is framed specifically around the valuation evidence required for the estate's inheritance tax work.
WHEN IT MAY BE REQUIRED
When Property Affects the Estate's Tax Position
An inheritance tax valuation may be relevant:
✓ Where residential property must be included in estate calculations
✓ Where a formal market valuation is requested by an executor or adviser
✓ Where the property's characteristics make an informal estimate unsuitable
✓ Where a historic valuation date must be considered rather than today's value
INFORMATION AND LIMITATIONS
Tax Advice Is Separate
We will need the property details, relevant valuation date, tenure, access information and any material facts or changes that could affect value at that date.
We value the property; we do not determine the estate's inheritance tax liability or guarantee acceptance by HMRC. Clients should obtain tax and legal advice appropriate to their circumstances.
THE VALUATION PROCESS
A Defined and Evidence-Based Instruction
The valuation purpose and date are established before property and market evidence are assessed.
01
Define the purpose
We confirm the instructing party, intended use, interest being valued and relevant valuation date.
02
Gather property details
Tenure, accommodation, condition and relevant historical information are reviewed.
03
Inspect and analyse
An inspection is undertaken where appropriate and comparable market evidence is considered.
04
Issue the report
The written valuation records the opinion of value, basis, assumptions and relevant limitations.
WHAT YOU RECEIVE
A Written Valuation for the Agreed Purpose
You receive a report identifying the property, relevant valuation date and opinion of market value.
The report explains the basis of the valuation, the information considered and the assumptions or limitations that apply.
It is intended to support the estate's advisers in their work and is not a substitute for personal inheritance tax advice.
