Current or Retrospective Market Value
A property valuation may be needed when working out a potential capital gain, particularly where the relevant value is not the original purchase price.
We provide independent residential property valuations for an agreed date, including retrospective market valuations where appropriate.

THE PURPOSE
Property Value for a Relevant Tax Date
Capital Gains Tax calculations can require a property value at a particular date, depending on ownership history, use of the property and the circumstances of acquisition or disposal.
A retrospective valuation considers what the property's market value would have been at the agreed historic date using available property information and market evidence from that period.
The valuation provides property evidence only. Whether a valuation is required, which date applies and how any gain is calculated are matters for the client and their tax adviser.
WHEN IT MAY BE REQUIRED
Situations Involving an Historic or Current Value
A Capital Gains Tax valuation may be relevant:
✓ Where property was inherited or transferred rather than bought conventionally
✓ Where a historic market value is required for an identified tax date
✓ Where part of a property or an ownership interest must be considered
✓ Where an accountant or tax adviser requests independent property evidence
INFORMATION AND LIMITATIONS
Historic Evidence Can Be Limited
Retrospective work depends on the information available about the property's condition, accommodation and tenure at the historic date, together with suitable market evidence from that period.
We do not provide definitive personal tax advice or calculate the client's tax liability. The relevant valuation date and purpose should be confirmed with an appropriate tax adviser before instruction.
THE VALUATION PROCESS
Current Inspection, Historic Context
The instruction is tailored to the agreed valuation date and the evidence available.
01
Confirm the date
We establish the valuation purpose, relevant date, property interest and intended report use.
02
Gather history
Plans, photographs, descriptions, tenure and details of alterations may help establish the property at the relevant date.
03
Research the market
Appropriate market evidence from the relevant period is analysed alongside the property's characteristics.
04
Report the value
The written report states the opinion of market value and records assumptions, evidence and limitations.
WHAT YOU RECEIVE
A Valuation Report for the Agreed Date
You receive a written report identifying the property, interest valued, relevant date and opinion of market value.
For retrospective instructions, the report records the historic basis, information relied upon and material assumptions made.
The report can support discussions with your accountant or tax adviser but does not determine the tax treatment or amount payable.
